We bought this subdivision that was on MLS for over a year. We quickly identified that this was a big
moneymaker. We closed on the purchase and did a few minor things that needed to be done to the
final plat. This is the only example of an actual land division that takes longer than lot confirmations.
We rarely do land divisions, and almost always create lots quickly through confirmation of historic lots.
However, this one was a great deal, and we built and sold 5 new homes and made a net profit of over
$300,000 in less than 10 months from our original purchase date.
